1 year old hot water heater element leak. Upper element leaked to lower element, water pooled and soaked into insulation. Breaker did not trip. Lower element and thermostat burned along with the wires causing damage to tank, insulation and wiring. Renter smelled something burning and shut off heater by wall mounted switch.
